1. Bar & Restaurant Services
1.1 The bar and restaurant operated by Central Beach Leisure Ltd are available to both hotel guests (Subject to booking) and members of the public.
1.2 Opening hours, menus, pricing, and availability may change without prior notice due to operational requirements.
1.3 Certain items may be unavailable due to supply or seasonal availability.
1.4 Central Beach Leisure Ltd reserves the right to modify menus, pricing, or service formats at its discretion.
2. Table Bookings
2.1 Table bookings may be required during busy periods or for special events.
2.2 While every effort is made to honour reservations, table allocation cannot always be guaranteed due to operational circumstances.
2.3 Tables may be released if guests are more than 15 minutes late unless prior notice is given.
2.4 During peak periods, table time limits may apply to ensure fair access for all guests.
3. Food Allergies & Dietary Requirements
3.1 Guests must inform staff of any allergies or dietary requirements before ordering.
3.2 While reasonable care is taken in food preparation, dishes are prepared in kitchens where allergens may be present, and cross-contamination cannot be fully guaranteed.
3.3 Central Beach Leisure Ltd cannot accept liability for allergic reactions where guests have not declared allergies prior to ordering.
4. Alcohol & Licensing
4.1 Alcohol is served in accordance with the Licensing Act 2003.
4.2 Alcohol will not be served to anyone under the age of 18.
4.3 Proof of age may be requested in line with Challenge 25 policies.
4.4 Central Beach Leisure Ltd reserves the right to refuse the sale of alcohol at its discretion.
4.5 Guests may be refused service if they appear intoxicated, disruptive, or abusive.
5. Behaviour & Right to Refuse Service
5.1 Guests are expected to behave respectfully towards staff and other patrons.
5.2 Central Beach Leisure Ltd reserves the right to refuse entry, refuse service, or require guests to leave the premises where behaviour is deemed:
• abusive
• aggressive
• intoxicated
• disruptive
• unsafe
5.3 No refund or compensation will be provided where service is refused due to unacceptable behaviour.
6. Damage to Property
6.1 Guests are responsible for any damage caused to furniture, fixtures, décor, or equipment within the bar, restaurant, or hotel.
6.2 Central Beach Leisure Ltd reserves the right to recover the cost of repair or replacement where damage occurs.
7. Events & Special Occasions
7.1 Certain events, launch parties, or special occasions may require advance booking or ticket purchase.
7.2 Event tickets may be non-refundable unless the event is cancelled by Central Beach Leisure Ltd.
7.3 Entry may be refused where capacity limits have been reached.
8. Photography & Marketing
8.1 Photography or filming may occasionally take place within public areas of the premises for marketing purposes.
8.2 By entering the premises, guests acknowledge that they may appear in background imagery unless they notify staff.
9. External Food & Drink
9.1 External food or drink may not be consumed in the bar or restaurant areas unless authorised by management.
Accommodation Terms
10. Nature of the Booking
10.1 All bookings made with Central Beach Leisure Ltd are for serviced accommodation and Eleven only.
10.2 The accommodation is provided under a licence to occupy, not a tenancy, lease, or assured shorthold tenancy (AST).
10.3 The accommodation is not intended to be used as a primary residence or long-term home.
10.4 Nothing in this agreement shall create:
• a tenancy,
• exclusive possession,
• security of tenure,
• or any rights under the Housing Act 1988 or related legislation.
11. Booking Period & Right to Occupy
11.1 The right to occupy the accommodation exists only for the specific period paid for in advance.
11.2 The booking automatically ends at the expiry of the paid booking period, without the need for further notice.
11.3 There is no automatic right to extend a booking beyond the paid period.
11.4 Continued occupation beyond the paid end date without written agreement constitutes unauthorised occupation and trespass.
11.5 Central Beach Leisure Ltd reserves the right to deny access to the accommodation after the booking end date.
12. Payment & Extensions
12.1 All bookings must be paid in advance.
12.2 Payments are for a licence fee, not rent.
12.3 Acceptance of payment for a booking period does not imply acceptance of any future extension.
12.4 We reserve the right to decline extensions for operational, commercial, or suitability reasons.
13. Services & Maintenance
13.1 Serviced accommodation differs from residential letting.
13.2 Non-urgent maintenance issues are addressed within reasonable timescales and subject to contract or availability.
13.3 Lack of immediate resolution of non-essential services (e.g. appliances) does not constitute a breach of contract.
13.4 Guests may arrange third-party services at their own cost where appropriate.
14. Communication & Conduct
14.1 Guests are expected to communicate reasonably and proportionately.
14.2 Excessive, persistent, or inappropriate contact — particularly regarding non-urgent matters — is not acceptable.
14.3 Escalation via third parties (e.g. family members, partners) is discouraged.
14.4 Central Beach Leisure Ltd reserves the right to terminate or decline continuation of a booking where conduct is deemed unreasonable.
15. Suitability of Accommodation
15.1 Central Beach Leisure Ltd reserves the right to determine whether a booking remains suitable for:
• the property,
• the operational model,
• or the nature of the occupants.
15.2 Where a booking is deemed unsuitable, it may be allowed to conclude at the end of the paid period only, without extension.
16. End of Booking & Vacating
16.1 Guests must vacate the accommodation by the check-out time on the final paid day.
16.2 Failure to vacate may result in:
• denial of access,
• removal of access codes,
• recovery of costs,
• and legal action for unauthorised occupation.
16.3 No belongings should remain after departure without prior agreement.
17. No Tenancy Rights
17.1 Guests acknowledge that they acquire no tenancy rights, regardless of:
• length of stay,
• frequency of payment,
• or inclusion of utilities or services.
17.2 Remaining in occupation after expiry does not convert the booking into a tenancy.
18. Governing Law
18.1 These terms are governed by English law.
18.2 Any disputes shall fall under the jurisdiction of the Courts of England and Wales.
19. Acceptance of Terms
19.1 By making or continuing a booking, guests confirm acceptance of these terms.
19.2 These terms apply to all current and future bookings, whether or not a separate written agreement exists.
